Ruukki is to deliver the façades for the Tårnet Kabelgata Kulturfabrikk tower, which is being renovated in Oslo. The Ruukki Forma façade system includes the sandwich panels used in the walls and the façade claddings. The tower is already as a local landmark and when completed will become an important workplace cluster in the culture sector.
“A Cor-Ten façade is more in tune with the district’s industrial past and character than, for example, a multicolour or glass façade. The façade will be partly perforated and pale LED lights will be installed behind it. This will make the tower stand out in the landscape. Using sandwich panels enables walls to be built quickly and also improves a building’s energy efficiency,” says project leader Lars-Petter Pettersen at real estate investment company Oxer Eiendom.
In 1997, Oxer Eiendom acquired an industrial site of around 50,000 square metres which was earlier home to a cable factory. The tower now to be refurbished served as the drying tower for cables in its day. Oxer Eiendom is investing NOK 7 billion (around €720 million) in developing the entire area. The goal is to create a dynamic urban district where culture plays an important part. The tower and its surroundings will be a hub of cultural events.
The tower has 11 floors and the rooms on the lower floors have a ceiling height of up to 8 metres. The top floor will feature a communal lounge for use by tenants for customer events, for example, whereas the ground floor will have function rooms, which anyone can hire. The tower yard will have a covered area for functions catering for around 1,000 customers and which if needed can be extended into the adjacent parking area.
The tower is around 70 metres tall and has not earlier featured building technology. This means that electricity, water and wastewater systems, heating, air conditioning and fire detection systems among other things will be installed in the tower in conjunction with refurbishment. The tower was built in two phases during the 1960s and 1970s.
Cor-Ten, which has been chosen for the façade, is a weather-resistant steel which forms a protective oxide patina when exposed to oxygen and moisture in the outdoor air. This patina prevents deeper corrosion. The surface of Cor-Ten requires no coating at the factory or maintenance.
Work on renovating the façade started in July 2018 and is expected to be completed in April 2019. Refurbishment of the entire tower is scheduled for completion in 2019. Development of the entire area is likely to continue until the mid-2030s.
