At Ruukki UK, our team are proudly busy working on a residential regeneration project at the Elgin Estate in London.


The residential complex is undergoing an expansion, with additional floor levels added to the top of each of the residential blocks on the estate. A total of 43 new homes are due for completion, comprising flats for sale with balconies, flats for rent with roof gardens, and flats for rent with lift access. The complex will also see the existing contractor offices and community centre buildings converted to create further flats, including those with designated wheelchair access.


Working with main cladding contractor DMC Walling Ltd, we delivered our Liberta™ Elegant 500 Steel panels with a HIARC Max coating to the site. The Liberta™ Elegant 500 allows creation of a classic and harmonious surface, producing a beautified and energy-efficient façade that is impressive in appearance: essential for a prominent new development looking to attract buyers and tenants within a popular area.


In addition to its aesthetic qualities, the Liberta™ Elegant 500 boasts hidden fix for ventilated steel and aluminium facade systems. These security and safety focussed properties are integral panel components. As such, this Ruukki system was the natural choice for the regeneration project of this residential complex.


The five-site development began in March 2017 and is due to end in July 2019. The main contractor, Walterton & Elgin Community Homes (WECH), received a £6.88 million grant from Westminster City Council and the Affordable Housing Fund. A further grant was given by the Community Land Fund. In addition to the construction of the proposed 43 homes, this funding will allow for a larger community centre on Elgin Avenue, a new nursery and community offices, and a facelift for existing homes on the Elgin Estate, alongside many other features.


Ruukki’s involvement with this project initially began seven years ago. However, long negotiations across all parties and all stakeholders meant the panels were delivered to site in late 2018. This is testament to Ruukki’s ability to manage projects of a lengthy duration and see successful completion from initial discussions to final panel delivery.
